Introduction

Ullswater House is a two story guesthouse located in the centre of Pooley Bridge , close to the village amenities. It is a modern property containing 5 bedrooms, 1 family, 1 twin, 2 double and 1 flexible room. The flexible room is located on the ground floor and can be set as either double or twin accommodation. All rooms have en suites with showers. All rooms have colour TV and tea/coffee making facilities. The dining room is located on the ground floor.
No special provision is currently made for accessible features however if you have any requirement please let us know on booking so we can discuss with you further prior to arrival.

Pre-Arrival

  • We can correspond by email, we cannot offer fax or text phone correspondence.
  • Currently we are unable to offer alternative format information and the website cannot have fonts etc changed.
  • Assess statement can be available in larger print if required.
  • Public transport, the nearest railway station is located in Penrith and lies on the west coast mainline. There is a bus service from the railway station to Pooley Bridge which terminates in Patterdale. Times can be gained from National Rail Enquiries for trains, and Stagecoach North West for bus times. The bus stop in Pooley Bridge lie approx 50 yards from our drive in the village square.
  • The nearest town is Penrith and is approximately 5 miles away. Junction 40 of M6 is at Penrith.

Arrival & Car Parking Facilities

  • We can offer private off road parking for guests, we can accommodate up to seven cars in non designated parking areas.
  • We do offer assistance with bags to rooms if required.
  • Passengers may be dropped off outside guest entrance
  • The drive is of block paving construction, with additional parking of gravel construction.
  • All parking spaces have rear vehicle access ability.
  • There are no speed bumps of barriers on our drive.
    . Contact telephone number is displayed on the main property sign by the entrance to the drive.
  • All signage is clear and flat; all fire signage meets relevant standards.
  • Initial access is by door bell, after registration door key will be provided. Other arrangements for initial access are possible by prior arrangement.
  • The route from car park to entrance is along block paved drive, the drive is flat and clearly lit at night. The maximum distance from car park to entrance is 17m. There are two steps and a door sill between lobby and drive. The two steps are of different height and depth but are of the same width, 90cm. The first steps is of height 16cm and depth 33cm. The second step is of height 13cm and depth 25cm. The door frame sill is of height 4cm and depth 15cm. Width of the door frame is 80cm. See further detail below.

Main Entrance, Reception & Ticketing Area

  • The property has a single guest entrance, side hung door, of wood and glass construction, width 80cm max with weather shield 74cm.
  • There are two steps to gain access to property from drive, see previous section for details of sizes etc.
  • No loop systems are fitted in property.
  • Pen/pad can be made available on arrival, please lets us know prior to arrival that it will be required.
  • There is no facility for entry phone/voice communication to enter property.
  • Entrance is well lit with natural light during day and bright lights (2) at night.
  • Additional keys to rooms for carers etc are available if required.
  • A single seat is provided in the entrance hall.
  • Familiarisation tours are conducted if required by guests.
  • The stairs have a banister rail, no other handrails/grabs are provided
  • Floors throughout entrance are carpeted and level
  • Price information is displayed in reception, font size is 16.
  • Dogs are accepted but we are unable to provide facilities for them. e.g. bowls.
  • All signage is printed, fire signs meet regulations.
  • Measurements of reception are length 3.9m max width 2.1m max. The inner hall leading to dining room and ground floor room measures 2.9m max length and 1.7m width, accessed from reception by a side hung door of usable width 78cm. The door is of wood and glass construction but has no contrasting paint effect.

Public Areas - Hall, Stairs, Landing, Corridors etc

  • No lifts/escalators are in the property.
  • The first floors has large landing of length 4.4m max and width 1.2m, giving access to 4 bedrooms. The surface is flat and carpeted.
  • There are also guest facilities of books, wine glasses and cork screws as well as ironing board and iron.
  • To gain access to the first floor landing there is a flight of stairs leading from entrance hall, the stairs number 13 steps in total, each stair been even and of 20cm height, 92cm width and 25cm depth. There is a banister rail to one side of stairs. The gradient of the stairs based on measurement is 1:1 the stairs are carpeted. There are no doors between the entrance hall and the first floor landing
  • The stairs and landing are naturally lit with both standard and night lighting for night time.
  • Baby changing facilities are not provided
  • No ramps are provided

Public Areas - Sitting room, lounges, lobbies etc

  • No public telephones are provided. There is a public telephone located at the entrance to our drive
  • No public sitting rooms or lounges are provided.

Public WCs

  • None at property
  • Nearest located at end of drive to left hand side.
  • No comment can be made on the facilities accessibility

Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe

  • We have a separate dining room located on the ground floor, off the inner hall, for inner hall dimension see halls section.
  • Lighting is natural with single bulb centrally located in ceiling.
  • There are up to six tables, all are moveable, they are all square stable four legged tables of height 75cm, length and width of table top is 75cm x 75cm. If necessary we can fix the location of tables for duration of guests stay.
  • Chairs are all high backed but without arms. Seat height on chairs is 47cm No chairs with arms are available.
  • Menu is printed in size 16 fonts.

Laundry

  • None at property, but for a fee, washing can be accommodated.

Shop

  • None at property.
  • The village has a post office/general store, two gift shops, two cafes, a tourist information and shop and an outdoor activity shop.
  • There are also three pubs serving food at both lunch times and evenings.
  • All facilities lie within 75m of our drive.

Leisure Facilities

  • No leisure facilities are provided at property.

Outdoor Facilities

  • No outdoor facilities are provided - see garden entry below.

Conference & Meeting Rooms, Banqueting

  • No conference, meeting rooms or banqueting facilities available.

Clubs & Entertainment

  • No clubs or entertainment provided at property.
  • The village contains three pubs within 75m of the property.

Bedrooms & Sleeping Areas

  • No rooms are suitable for wheelchair users unless they have a degree of independent mobility.
  • Fire alarm is ringing bell only, there are no flashing lights or vibrating pads in system.
  • The colour TV has infra red remote control.
  • No telephones are available in rooms.
  • An armchair is available to be placed in room, please let us know on booking if you require this.
  • The route in bedroom is a U shape around the bed, there is an unobstructed space of between 1.2m and 0.7m all on one level.
  • The bedroom flooring is all carpet.
  • Lighting is provided by a central located ceiling light. This is supplemented by lamps by bed, dressing table and reading area. Lamps are moveable if required, subject to proximity to power point.
  • Bed is of zip link type and can provide a King sized be of width 1.8m, two singles of width 0.9m. The bed height is 60cm. The bed is of Divan style.
  • The bedroom is located on the ground floor, 4m from the main exit and 1.5m from the dining room.
  • The room is decorated with brown/cream walls, the paintwork is white and the door is of natural dark wood colour.
  • Signage is provided in font size 16. Larger sizes are available if requested. No raised or Braille signs are available.
  • The entrance to the room is via door from inner hall, of width 79cm.
  • There is a cordless kettle provided. There is a marker on kettle of fill height; no other method of level indication is available.
  • There are no fridges in the room, however we can store medicines of dietary requirements in our fridges provided they are clearly labeled and appropriately sealed in containers.
  • All critical surfaces are of light pine colouring.
  • The room lies to the rear of the property next to the dining room, and lies approximately 4m from main guest entrance.
  • A familiarisation tour can be arranged if required.
  • We can supply hypo allergenic sheets and pillows if required, please let us know in advance.
  • We do allow dogs, both service and normal, we do not provide any provisions for them e.g. bowls, We expect all dogs to be on a lead at all times and under supervision of an adult.
  • Only service dogs allowed in public areas, eg breakfast room.

Bathroom, Shower-Room & WC

  • All rooms have en suites fitted with showers. The other comments and dimensions in this section relate to the bathroom in the downstairs room.
  • There is no fire alarm fitted in Bathroom. The fire alarm for the building has a ringer only
  • Size of bathroom is 93cm x 186cm excluding the shower tray
  • Floor surface is of laminate panels
  • Door is a side hung door which opens into the bedroom, maximum width is 71cm Door furniture is a standard door handle with lock
  • Available unobstructed floor space measures 1.2m x 0.7m
  • No support rails are fitted in the bathroom
  • Direct of transfer to facilities, sink forward, shower forward, WC backwards
  • No emergency alarm is fitted in bathroom
  • Shower tray is of composite construction and measures 86cmx86cm. The tray has a step-over lip of height 16cm No shower seat, either fixed or temporary is available. There are no support rails. The shower has a single head with variable height adjustment and is of thermostatic type. It is operated by a lever tap
  • No baths are available in the property, all rooms have en suites
  • Basin is of pedestal type of height 77cm, width 48cm and depth 42cm, the taps are traditionally operated lever type.
  • There is no support rails fitted to the basin.
  • WC, the transfer space is located between basin and WC; it requires a direction of transfer backwards motion. The seat height is 43cm. there are no seat adjusters or raisers available. There is no support rails fitted.
  • The walls are painted in a light pink shade, with tiles to the lower half of the wall. These also have a pink hue. The woodwork is painted white and the door is a natural wood colour.
  • No provisions or aids such as hoists, seat raiser etc are available.

Self-Catering Kitchen

  • None at property.

Caravans, Holiday Homes & Twin Units

  • Not at property.

Boats - Narrow Boat, Cruiser & Hotel Boat

  • We are on dry land
  • No moorings are available

Attractions (Displays, exhibits, rides etc.)

  • None at property.

Grounds and Gardens

  • We have a lawned flat area to front of property for guest use.
  • There is a concrete path between the house and lawn.
  • Seating is provided for guests.
  • There are floor troughs which may present trip hazards.
  • We do not have a sensory garden.
  • The garden area for guest is flat there are no steps or ramps.
  • There are no interpretation, information boards or other signage in the garden.
  • There are no play areas provided, although there is a large expense of grass.
  • Please note some of the plants may be poisonous or irritants to skin. Caution should be exercised.

Additional Information

  • Evacuation procedures are available in all rooms; this can be discussed with guests on arrival.
  • Fire alarm is sounder only there are no flashing lights or vibrating pads. Emergency lighting is provided in public areas.
  • No staff training for disability awareness
  • No facility to hire equipment, hoist etc.
  • Service dogs are accepted and are permitted in dining room. All dogs are expected to be on lead and under adult supervision at all times.
  • Property is fully no smoking. Smoking is permitted outside of guest entrance. Please use ash trays provided.
  • We are in an average area for mobile reception, O2 and Vodaphone work, Virgin doesn't.
  • No interconnecting rooms are available, however for bookings with carers we will attempt to provide adjacent rooms
  • We can if required store medicines or special dietary foods in our fridges provided they are clearly labelled and packaged.
  • We do not employ staff but are usually here, contact details are left when we are out, and the business phone is also diverted to our mobile.
  • Emergency call procedure can be discussed for any special needs
